John P. Ochipinti is a seasoned real estate developer, builder, and broker with over four decades of experience in commercial, industrial, and residential development throughout Northern California. A graduate of Sacramento State University with a Bachelor of Arts degree (1972), John has dedicated his career to shaping the Yuba-Sutter region’s landscape through thoughtful, high-quality projects that enhance the local community and economy.
In 1978, John founded Aztec Developers, a full-service development and construction company specializing in commercial and industrial properties (State License #364865). That same year, he established John P. Ochipinti, Inc., doing business as Aztec Real Estate, a general real estate brokerage focused on commercial and industrial property sales and leasing (Broker’s License #00560647). His business portfolio expanded in 1990 with the creation of California Land & Timber Co., specializing in land and timber development, and later in 2008, Aztec Property Management, providing comprehensive property management services.
John’s work has earned numerous awards and accolades, including multiple VP Builders Awards recognizing his outstanding sales achievements and decades of dedicated service. His developments have been honored by the Yuba Sutter Builders & Developers Association for Outstanding Commercial New Projects, notably The Villas Luxury Apartments and the Cinemark 12 Theatre. In 2009, the Sutter County Board of Supervisors presented him with a Certificate of Recognition for his contributions to the Sutter County General Plan Update Committee.
A respected leader in both business and civic circles, John has served on the Boards of Directors for the Marysville and Yuba City Chambers of Commerce, the Bi-County Economic Development Committee, and the Yuba-Sutter Builders Association. He has also been a member of the Rotary Club of Yuba City, the National Association of Realtors, and the Sutter-Yuba Association of Realtors, and served as Chairman of the Foothill Community Bank Special Advisory Committee.
John’s companies have developed many landmark projects across the region, including the Leo Chesney Correctional Facility, Cinemark 12 Theatre, The Villas Luxury Apartments, The Villas at Edgewater Subdivision, Dollar General Stores in Marysville and Olivehurst, and multiple medical and commercial facilities along Plumas Court and Garden Highway.
His long-standing reputation for integrity, vision, and excellence continues to drive Aztec’s commitment to contribute meaningfully to the community.
